

Choosing a homesite in Moore County
The lot decides more about the house than the plan does.
People tend to choose a plan first and a lot second. In practice it works better the other way around. A parcel’s grade, treeline, soil, and orientation will shape the foundation, the drainage, the driveway, and the amount of daylight the house receives for the rest of its life. A plan can be adapted. A lot cannot.
What we look at before anyone talks about square footage
Fall across the building envelope, and whether it can be used rather than fought. Where water goes during a heavy Sandhills rain. Which trees are worth protecting and which are a liability over a roofline. Where the utilities actually stop, and what it costs to bring them the rest of the way. Whether the driveway can meet the road at a reasonable angle.
Some of the best homes we have built sit on lots other builders passed over. The Hollister is one — a sloping wooded parcel that could have been scraped flat and instead became a brick foundation stepping down to a curved retaining wall, with the pines left standing.
