The honest answer is longer than you want and shorter than you fear.

Most of the custom homes we build run somewhere between nine and fourteen months from contract to closing, and the variation almost never comes from framing. It comes from the front end: how quickly decisions get made, how long permitting takes, and whether the site work turned up anything unexpected.

Before the ground moves

Plan selection or design, specification, pricing, and permitting typically take two to four months. This is the stretch clients underestimate most and the one that determines whether the rest runs smoothly. Every selection resolved here is a delay that does not happen later.

Under construction

Site work and foundation, framing and dry-in, mechanical rough-ins, insulation and drywall, then the long tail of trim, cabinetry, tile, flooring, paint, and fixtures. The house looks finished about six weeks before it is. That final stretch is where the difference between builders becomes visible, and it is not a stretch worth rushing.

What keeps a schedule honest

Selections locked early. A single point of contact rather than a chain of them. A client portal where the schedule, the selections, and the invoices are all in one place, so nobody is reconstructing a decision from a text message six months later.
